A new NZ$130 million luxury resort development from the team behind Queenstown’s award-winning Kamana Lakehouse represents one of Queenstown’s largest-ever hospitality investments, with NOCTIS by Kamana slated to open in 2027.Developed by Coherent Hotel Ltd, NOCTIS signals a bold new chapter for Kamana team, with full brand development and creative control managed in-house.According to David Wang and Tracey Higgins, Executive Managers of Kamana Lakehouse and Project Leaders for NOCTIS, the new hotel will be “truly extraordinary”.

“The success we’ve enjoyed with Kamana Lakehouse has given us the platform to push creative boundaries and deliver something that will become Queenstown’s defining luxury experience and compete with the world’s finest resorts,” Wang said.
“We’re now expanding our senior leadership team with entrepreneurial, visionary talent to help us create and drive the Kamana and Noctis brands forward.”
Inspired by the Latin word for night, Noctis is designed to reflect “a philosophy of infinite potential,” blending the elegance of the night sky with understated luxury.

The resort’s ‘day to night’ concept, brought to life by Hallion Architects, Y-6 Design, and 3Eyes Construction Group, will deliver an environment of “serenity and indulgent comfort.”The resort will feature 10 exclusive villas, including three-bedroom Junior Suites (289 sqm), four-bedroom Executive Residences (670 sqm), and the standout 10-bedroom Presidential Penthouse (1,200 sqm). Each accommodation offers unique features such as constellation lighting, dual spa pools, private wine cellars, home theatres, and expansive lake and mountain views.Shared amenities will include an infinity pool, day spa, yoga studio and an intimate designer restaurant showcasing local cuisine. Private chefs will also be available for in-villa dining experiences.

Event and conference facilities will cater to up to 120 guests, with a pre-function lawn and lake-facing terrace providing panoramic backdrops. Located just five minutes from Queenstown’s CBD, NOCTIS offers the perfect blend of accessibility and privacy.Once operational, NOCTIS will run independently from the neighbouring Kamana Lakehouse.
